Check Indian property records and court cases before buying
A Claude Code agent checks public registration data, RERA complaints and court cases so flat buyers don't have to search government portals manually. ·
Done withClaude Code
- What they did
- They built a Claude Code side project for Indian property due diligence that pulls together public registration data, sale data, RERA history, and court cases in one workflow. The setup used separate mode files for each capability with a routing CLAUDE.md, tried structured APIs first, fell back to Playwright for brittle portals, and paused for the user to solve CAPTCHAs before resuming.
- How it went
- The builder says it can replace manually checking multiple government portals and surface data-backed negotiation angles. The main limitation was reliability on government sites with ViewState, postbacks, multilingual forms, expiring sessions, and inconsistent navigation.
- Worth knowing
- The biggest catch was portal fragility; the post says human-in-the-loop CAPTCHA handling was more reliable than trying to fully automate around it.
Try it yourself with Claude Code
I'm considering buying a flat at [project name, address, city/state]. Check public sources for [registration records, RERA registration and complaints, court cases against the builder or property] and compile a report with links to each source and anything concerning. You're done when I have a summary file with findings, gaps, and questions to ask the seller or builder. Tell me which checks you couldn't complete.
