Review a landlord deposit dispute for legal violations
A tenant used ChatGPT and Gemini to review a landlord's apartment deposit dispute, identify legal violations, and avoid losing $4,200.
- What they did
- The tenant fed their move-out dispute into ChatGPT and Gemini, using the two models to cross-check each other, suggest flaws, and repeatedly re-review the case from a fresh context. From the tenant’s notes, the models flagged claimed violations including AB2801, missing receipts and photos, corrected an overstated SF tenant fee, and Gemini drafted a formal demand letter and PDF that the tenant sent.
- How it went
- The landlord returned the demanded $4,200 about an hour after receiving the letter, after initially trying to keep $4,200 of a $5,000 deposit. The tenant still gave up about $800 in lease-based fees to appear reasonable, and said the whole process took roughly 1–2 hours.
- Worth knowing
- The key catch was verification: the poster says they used multiple LLMs, had them challenge each other, reset context to avoid anchoring, and checked sources.
Try it yourself with ChatGPT
I'm a tenant in [state/country] and my landlord is withholding $[amount] of my deposit. Here are my lease, move-out photos, and the landlord's itemized deductions and messages: [paste or describe]. Review them against local tenant deposit law, list any likely violations such as missed deadlines or improper deductions, and draft a polite demand letter. This is research, not legal advice, so flag what I should verify with a local tenant resource, and don't send anything for me.
