- What they did
- Carl Mcknight downloaded the offering memorandum, T12 and rent roll for a 47-unit Kentucky property and uploaded them to the agent. It reviewed them, researched crime, rents, comps and vacancy, normalized expenses, and modeled upside, financing and offer tiers. It also questioned the utility-billing (RUBS) assumption on its own.
- How it went
- Normalized NOI came out at $147,055 against the seller's $161,691, mainly because management fees were missing. He modeled a $1,475,000 target price and a conservative stabilized NOI of $221,857 without RUBS. Plumbing and studio vacancy stayed open questions.
- Worth knowing
- The agent's market rents probably already include utilities, so he left RUBS out of his base case. Also verify the plumbing and management-fee gaps before trusting the numbers.

I'm considering buying a [number]-unit [property type] at [address or city] for [asking price]. Research local crime trends, market rents, and vacancy for [neighborhood], then build a simple underwriting spreadsheet from the rent roll and expenses I've attached. Flag any upside such as utility-cost recovery or below-market rents, and finish with a one-page summary showing your assumptions, estimated returns, and the biggest risks.
